Edward J. Alrutz, CPM, CMCA, AMS, PCAM – President Ed Alrutz has over 34 years experience in the management of townhouse, garden, office, high-rise and mixed use community associations in the Northern Virginia area. Mr. Alrutz also has extensive experience as a consultant for the organization and creation of new community associations and condominium conversions. Mr. Alrutz received a Bachelor's Degree in Business Administration, majoring in management, from Memphis State University. He received the designation of Certified Property Manager (CPM) from the Institute of Real Estate Management, the Professional Community Association Management designation from The Community Association Institute. Mr. Alrutz has been a CAI faculty member for six years. In December 1989, Mr. Alrutz was voted Certified Property Manager of the Year by the Northern Virginia Chapter of the Institute of Real Estate Management. Mr. Alrutz has also contributed to the Journal of Property Management and has been a frequent seminar speaker for both the Property Management Association and the Leadership Training Program of CAI. In 1987, he served as President of the Northern Virginia Chapter of the Institute of Real Estate Management. In 1984, Mr. Alrutz joined Klingbeil Management Group, Inc. as Vice President in charge of the Community Management Division unit. In October 1987, he and Mr. Powell purchased this Division from their former employer and formed Klingbeil, Powell & Alrutz, Inc. In June of 2003, Mr. Alrutz became President of KPA. James M. Orlick – Chief Financial Officer Jim Orlick rejoined our team in 2004 after a three-year absence. From 2001-2004 Jim was working within the health care field, most recently as the Program Manager for the Institute for Medical Informatics within Washington Hospital Center in Washington, DC. Mr. Orlick received a Bachelor of Science Degree in Business Management from National Louis University, graduating with honors. He has an extensive property management background, working in all facets of property management. In addition to Condominium and HOA management experiences at KPA, Mr. Orlick served as the Controller of Horning Brothers, a property management company handling commercial, market rate, DC Rent Controlled and Subsidized Housing in Washington, DC and as the Controller of the Aronoff Companies, a commercial real estate management company once located in Washington, DC. Mr. Orlick also has held Controller positions in the health care and retail industries. With over 25 years of accounting and management experience, Mr. Orlick is responsible for all financial, accounting, and information technology services required by our clients. Wolf Follman – Vice President of Management & Engineering Wolf Follman has been in the property management field for over 29 years and has held a First Class Stationary Engineer's License in the past. Mr. Follman's property management career includes experience as a Building Engineer, Building Manager, Community Manager, and various executive positions. He has been actively involved in the management of community associations for the last 27 years, specializing in high-rise, mid-rise, garden, and townhome communities, including: The Willoughby (815 units); Montebello (1,018 units); Cardinal House (233 units); Grosvenor Park (422 units); Columbia Plaza (985 units); Riverside (280 units); Capital Park (832 units); and Parc East (290 units). Mr. Follman has served on the teaching faculties of the CAI and has served on the CAI Central Maryland Chapter Board of Directors, and on the Board of Directors of The Apartment Owners Council, the Home Builders Association, and the Apartment and Office Building Association. Prior to joining Klingbeil, Powell & Alrutz, Inc. in 1991, Mr. Follman served as Vice President of Management Operations for the Polinger Company; Regional Vice President for Shannon & Luchs Property Management; Vice President for U.S. Management Operations for the Interstate General Corporation; and Senior Vice President and Chief Operating Officer for the Charles H. Steffey Management Corporation. Susan Miller, CMCA – Vice President of Company Development, Senior Community Manager Susan Miller has been in the property management field for over 30 years, specializing in the management of common interest communities. Ms. Miller's experience includes managing condominiums, homeowner associations, cooperatives, and commercial properties in Virginia, Maryland, and the District of Columbia. Susan has also been an On-Site Manager for a large luxury condominium located in Alexandria, Virginia and Property Manager for a 996-unit homeowner association in Centreville, Virginia. Prior to joining KPA in 1998, Ms. Miller was Senior Community Manager and Office Manager with Dubin & Associates of Bethesda, Maryland. Paul Cairns - General Manager Paul received a BA from the University of Minnesota and a MA from the University of Chicago. Mr. Cairns' first career was as a Librarian with James Madison University and the University of Chicago in 1976 to 1987. Paul then changed careers to community association management in late 1987, where he worked for Community Management Corporation from 1987 to 1996 as a Portfolio Manager; Community Manager for Kingstowne Residential Owners Association, a large planned unit development; and Community Manager for the Montclaire Property Owners Association which included 3,800 residential lots. From 1996 to 1999, Mr. Cairns was the General Manager for The Lake Monticello Owners Association outside of Charlottesville, VA. This homeowners association included over 4,600 lots. In 1999, Paul joined KPA Management as the General Manager for Parkfairfax Condominium in Alexandria, VA. Parkfairfax is a 1,684 unit condominium situated on 132 acres with 285 residential buildings, 3 maintenance buildings, 16 tot lots, 2 volleyball courts, 3 swimming pools, 28 privately owned asphalt lanes and parking cul-de-sacs, and about 32 interspersed acres of mature hardwood trees. Paul was the Director of Management and Marketing for Community Association Management from 2002 to 2004; and was a group leader at Armstrong Management Services from 2004 to 2006. In 2006, Paul returned to KPA Management and is currently the General Manager for Skyline Plaza Condominium in the Falls Church area of Fairfax County, Virginia. Skyline Plaza is a 953 unit condominium with commercial and residential units in two high rise buildings with underground parking, a swimming pool, and two party rooms. Patrick J. DiMarzo, CMCA - Senior Community Manager Patrick has a BS in Business Management from Canisius College in Buffalo, NY. Mr. DiMarzo was a special representative for the Traveler's Insurance Company Group Health Claims Processing Section from 1978 to 1982. From 1982 to 2002, Mr. DiMarzo was a Property Manager responsible for a portfolio of 2 shopping centers, 4 office buildings, 10 condominium/homeowner associations, and 7 apartment complexes. In 2002 to 2005, Mr. DiMarzo managed a restaurant in Rochester, NY that he also owned. In 2005, Patrick joined KPA Management as a Portfolio Community Manager. Julie McGlothlin, CMCA - Senior Community Manager Julie has been in the property management field since 1989. Ms. McGlothlin began her property management career in residential rental management and switched to the management of common interest communities in 1995. Prior to joining KPA in September 2000 as a Portfolio Manager, Ms. McGlothlin was a Portfolio Community Manager with Dubin and Associates in Maryland and Legum & Norman in Tysons Comer, Virginia, managing condominiums, homeowner associations and cooperatives in Virginia and the District of Columbia. Jeffrey Miller, CMCA - Senior Community Manager Jeff has over 30 years of management experience, primarily in Community Association management. Beginning with a 6 year foundation in Food & Beverage, Hotel and Conference Center management with Sheraton, Mr. Miller brings with him a sense of an orientation to client services that serves him well in Association Management. Mr. Miller also has 4 years of experience as a managing partner in the swimming pool management industry, managing the swimming pool operations for numerous Community Associations. As a result, Jeff has a combined total of over 20 years of experience in Community Association Management. Mr. Miller has served as a Portfolio Community Manager for hi-rise, garden, townhouse and mid-style community associations of all physical plant descriptions, for KPA since 2003. Gina M. Spellman, AMS, CMCA - Senior Community Manager Gina's career in the community association field began as an Administrative Assistant at Van Ness Condominium from 1989 to 1991. Ms. Spellman was promoted to serve as the Assistant General Manager from 1991 to 1993. The Van Ness Condominium is a 433 unit luxury hi-rise in Washington, DC. From 1993 to 2005. Ms. Spellman was the General Manager for Swarthmore Condominium, a 67 year old hi-rise building in the Foggy Bottom section of Washington, DC that was converted to a condominium in 1980. In 2005, Ms. Spellman joined KPA Management as a Portfolio Community Manager. Ms. Spellman earned the Association Management Specialist ("AMS") designation in 1995 and became a Certified Manager of Community Associations ("CMCA") in 1996, and earned a Washington, DC Real Estate License in 2000. Diane H. Tschirhart, AMS, PCAM - Senior Community Manager Diane has been in the property management field for over 20 years, specializing in the management of common interest communities. Prior to joining KPA in 1996, Ms. Tschirhart was a Senior Community Manager with a Bethesda, Maryland, based Community Management Company. She has also been an On-Site Manager for a luxury condominium and a large cooperative, both in the Washington Metropolitan area. Ms. Tschirhart has earned and been awarded the Association Management Specialist ("AMS) and Professional Community Association Manager C'PCAM") designations by Community Association Institutes; has spoken at WMCCAI and other industry related programs, and has authored articles published by CAI. Jonathan Alrutz, CMCA - Community Manager Jonathan received a BS in Marketing from George Mason University. Prior to joining KPA in 2005, Mr. Alrutz worked in the front office of the Potomac Cannons Minor League Baseball team as the Ticket Manager. While working for the Potomac Cannons Mr. Alrutz duties included selling ticket packages, providing customer service, managing the parking lot employees on game days, making change runs for the stadium's concession stands, counting the money at the end of the night and preparing the funds for deposit, making detailed reports for each games income and selling billboard space to local companies. Mr. Alrutz also coached football at Marshall High School in Falls Church, VA for 5 seasons. During that time he was the offensive coordinator for 2 seasons and the defensive coordinator for 1 season. Mr. Alrutz started at KPA as an Accounts Receivable Representative and was promoted in 2006 to Community Manager with a portfolio of 5 condominium associations. He has successfully completed the M-100: Essentials of Community Association Management, M-205 Risk Management and M-206 Financial Management classes offered by the Community Associations Institute and earned the CMCA designation. |
